Colt Data Centre Services (Colt DCS), a global provider of AI-ready, hyperscale, and large enterprise data centers, and RMZ, a privately held Indian real assets platform, announced on October 15, 2026, that construction has begun on Mumbai 3, a 64MW AI-ready data center at the partners’ Navi Mumbai Campus in India.
The facility’s first hyperscale customer has been signed, and the companies said the data center is fully pre-let. Ground preparation at the site began in December 2025, with construction now underway following the customer signing. The companies described the construction start as a milestone reflecting the pace at which the venture has scaled within 18 months of signing.
Joint-Venture Investment and Campus Capacity
Mumbai 3 is being developed under the joint venture Colt DCS and RMZ announced in 2024 to invest $1.7 billion in the Indian data center market. Under the venture, the partners have committed to develop 250MW of data center capacity across Mumbai and Chennai.
Mumbai 3 will join the existing Mumbai 1 and Mumbai 2 facilities at the Navi Mumbai Campus, which currently supports large enterprise and cloud workloads. The campus has the potential to deliver up to 148MW of capacity at full development, and upon completion Mumbai 3 will raise the site’s operational capacity to 86MW, according to the companies.
Designed for High-Density AI Workloads
Mumbai 3 has been designed to support AI workloads and high-density compute deployments, delivering 64MW of secured contracted power. The facility uses a hybrid cooling architecture that combines traditional air cooling with direct liquid-to-chip cooling. A 220kV GIS substation located on campus provides resilience and scalability, and the site offers carrier-neutral connectivity with access to high-capacity fiber routes.
Pratap Mane, Country Head for India at Colt DCS, said data center demand is evolving rapidly, with customers requiring larger deployments, higher rack densities, and infrastructure capable of supporting increasingly intensive AI workloads. He said Mumbai 3 is built with AI readiness at its core, incorporating liquid cooling and enhanced power infrastructure to support high-density deployments, and that this enables customers to efficiently scale next-generation AI and high-performance computing workloads while maintaining operational resilience and efficiency. He added that the facility strengthens the Navi Mumbai Campus as a scalable and future-ready digital infrastructure platform.
Renewable Energy and Job Creation
The facility will operate using 100% renewable energy, the companies said, and its closed-loop cooling system is designed to enable near-zero wastewater from the cooling process. The project is expected to create more than 700 jobs across construction and operations while supporting local suppliers, contractors, and service providers. The companies said the measures reflect a shared commitment to delivering sustainable digital infrastructure that creates lasting value for local communities and the wider region.
Deepak Chhabria, President at RMZ Infrastructure, said the campus is designed to enable hyperscalers and neo-cloud providers to scale as their capacity and computing needs evolve, bringing together scale, resilience, and speed to market. He said the investment reinforces RMZ’s commitment to building advanced data center and AI infrastructure that meets global standards and supports the rapidly evolving demands of the digital economy.
The 2024 Joint Venture
Colt DCS and RMZ announced the venture on November 19, 2024, as an equal partnership focused on developing digital infrastructure in the Indian market. The companies said at the time that the investment would initially focus on expediting development at existing sites in Navi Mumbai and in Ambattur, Chennai, with an additional third site to be added in the future, and that the data centers would have a combined capacity of approximately 250MW upon completion of all phases.
The 2024 announcement stated that Colt DCS brought 25 years of experience developing and operating data centers in Tier 1 markets across Europe, Japan, and India, and that the venture would accelerate the delivery of new capacity for customers in India while drawing on RMZ’s long-term relationships with supply chain partners and its Fortune India 500 customers. At the signing, Niclas Sanfridsson, then Colt DCS’s chief executive, called India a strategic country of focus for the operator’s growth plans, and Chhabria, then chief executive of RMZ Infrastructure, described digital infrastructure as a cornerstone of India’s economic future.
